Roof replacement through our licensed roofing partner

A new roof is mostly about what you can't see once it's done: the wood deck under the shingles, the underlayment, and how the edges and every pipe and vent are sealed against wind-driven rain. Our licensed roofing partner does the roofing work. We manage the project, the paperwork and the schedule, so you have one point of contact.

Occupied or vacant homes This is exterior work, so it is fine while you live in the home.

What Florida law says

  • Roofing work is done by a contractor licensed for roofing. F.S. 489.113(3)
  • When property insurance pays for roof work, Florida restricts referral payments and requires specific notices in residential roofing contracts. F.S. 489.147

Questions people ask

Is insurance paying for any of this?

Tell us first, before anything else. When property insurance pays for any part of a roof, Florida has specific rules for roofing contracts and does not allow referral payments on that work, so we set the job up that way from the start.

What if the wood under the shingles is damaged?

Damaged roof decking is replaced at a set price per sheet that's written into your agreement before work starts, so a surprise under the shingles never turns into an open-ended bill.

Does a new roof need a permit?

Almost always, yes. The licensed roofing contractor pulls the roofing permit, and the building department inspects the work.

What would it cost?

A rough size is enough. You'll see the same preliminary answer our project form gives.

What helps us price it

None of it is required to start. Anything you can send saves a round of questions.

  • Photos of each side of the roof, taken from the ground
  • About how big the home is (the square feet on the tax bill is fine)
  • Whether insurance is paying for any of it
  • Your HOA's rules on shingle color, if you have an HOA
