Tell us what you want to build. We'll handle the rest.
The plans, the permit, the licensed trades and the inspections: we sort it out and explain it as we go. You don't have to know the construction words.
Exterior work on homes you live in. Interior work only in vacant homes.

Exactly how we handle you, and your money.
The questions people are afraid to ask a contractor, answered before you have to ask.
- Who are you, legally?
RLW Builders, LLC, a Florida State Certified Building Contractor, license CBC1267185.
Verify it on MyFloridaLicense.com- Who actually does the work?
We run the job and pull the permit. Roofing, plumbing, electrical, HVAC and pool work goes to contractors licensed in those trades. Before anyone works on a project, we ask for their license, a certificate of insurance and workers’ compensation proof.
What we ask of trade partners- How is my price built?
From real bids, quotes and invoices for the work, never a guess. Where we don’t have enough real prices yet, we say so and get bids before we give you a number.
See an estimate for your project- How much do I pay up front?
Ten percent of the contract price or less in most cases. After that, payments are tied to milestones you can see, with lien waivers as we’re paid.
Payments, deposits and lien waivers- What if something changes?
You get a written change order with the price and time before any extra work starts. Nothing is added on a handshake.
How change orders work- Who handles permits and inspections?
We do, in our name, when a permit is required. Work is inspected before it’s covered up.
Check what your project likely needs- How will I know what’s happening?
You get an update at each milestone, and you always know who to call.
Every step, explained- How do I know it’s finished?
The final inspection passes, we walk it with you, and you get the closeout paperwork: final lien waivers, the passed permit, and product warranties where they apply.
