Property Ready

Get the property ready to sell or rent.

We close out open and expired permits and permit work that was done without one, with your closing date in view. More ready-to-rent work is on the way.

For sellers, buyers, agents and landlords with a permit problem standing between them and a closing or a lease.

What we build

Pick the project.

Prices are before permit fees, which are billed at the city or county’s actual cost. Final after a site check, before anything is ordered.

Why it's safe to start here

Why RLW Builders

  • Price first. You see the number, or exactly how we'll price it, before we ask who you are. Start here.
  • One written scope. What's included, what isn't, and the price, in writing before any work. Open Book.
  • Permit to final. We pull the permit and walk the final inspection with you. Do I need a permit?
  • No surprises. A change happens only with photos and your written OK. How payments work.
Questions

Questions people ask

The contractor who pulled the permit is gone. Can someone else close it?

Yes. Florida lets the owner hire a new licensed contractor to close a permit, and the new contractor is not responsible for the earlier contractor’s work (F.S. 553.79(16)(a)).

Will the buyer be fined for the seller’s open permit?

Florida law says a buyer can’t be fined just because a prior owner left a permit open (F.S. 553.79(17)). It still needs to be closed, and that is usually sorted out before closing.

What does it cost?

Our fee is $500 to close out an open or expired permit, and $1,200 – $1,300 for an after-the-fact permit. The building department’s own fees are on top, at their actual cost.
