What moves the price
1. Size
The room is priced by the square foot of floor: about $17.10 a square foot on our rate card. Double the floor and you roughly double the frame. Very small rooms land on our $4,000 minimum, because the drive, the permit and the inspections cost the same either way.
2. The slab
A screen room sits on a slab with a footing that can hold it. If yours is sound, we build on it. If there isn't one, a new 4 in. slab is about $13.30 a square foot on the same job, and it doesn't trigger a second minimum.
3. Screen roof or solid roof
Our standard room has a screen roof. A solid insulated roof is a different product, priced as a patio cover, about $41.80 a square foot. Tell us which you want on the first screen and the price follows.
What isn't in the number
- The city or county permit fee, on its own line at actual cost.
- Pool work, if the room goes around a pool. That's done by a licensed pool contractor.
- Anything the site visit turns up that you couldn't see, like a slab that has to come out. You get that in writing, with a price, before anyone starts.
Questions people ask
How much is a screen enclosure in Lake County?
Our price starts from our $4,000 minimum for a small room and runs about $17.10 per square foot of floor on an existing slab, before permit fees. A 16 × 24 ft room is $6,550 – $7,200.
Does the price include the permit?
Our work to get the permit is included. The city or county permit fee is added on its own line, at their actual cost.
Do I need a new slab?
Only if you don't have one, or the one you have can't carry the frame. A new 4 in. slab under the room is added to the same job, about $13.30 per square foot, and it skips our minimum because it rides on the room.
